North End Real Estate Market is Still Bustling

Apr 18, 2001 -- Despite the downturn in the economy, the Fremont, Green Lake, Greenwood and Wallingford neighborhoods continue to enjoy a bustling real estate market. On average, homes sell within two weeks, and nearly all sell at or above the asking price.

The close-in location enjoyed by Fremont and Wallingford, coupled with Green Lake, Woodland Park, the Zoo and the neighborhoods' dynamic business centers, help to hold prices firm and shorten sales times. In Fremont fewer available homes, the artistic "Center of the Universe" ambience and the developing waterfront core give the area holding power.

Homes are still selling quickly in the area, and there's not much wiggle room in housing prices either. Since January 1, the average market time for homes listed in Fremont was just 15 days. Greenwood homes sold in about 10 days, while Wallingford's average market time was 19 days.

Of the 7 homes listed and sold in Fremont since January 1, all but one sold at or over the asking price; the average list was $331,380 and average sale price, $330,707. During the same period 18 Greenwood homes sold, and only 1 sold under the asking price, with an average list price of $239,286 and average sales price of $241,078.

Currently (as of April 9), 19 homes are listed for sale in Fremont, with an average list price of $408,642. This includes five luxury loft townhomes on Evanston Avenue ranging from $585,000 to $650,000. Right now the lowest list price in Fremont is $259,952.

In Greenwood (as of April 9) there are 17 homes for sale, with an average price of $262,000. The most expensive home is listed at $348,000, and 5 Greenwood homes are priced under $220,000. Wallingford and Green Lake have 27 and 47 homes for sale respectively. The average list price in Wallingford is $429,370; in Green Lake, $359,000.

In the $500,000+ price range, (as of April 9) Greenwood had no luxury homes for sale or sold. Fremont had five for sale, four pending and two sold. Green Lake had seven for sale, two pending and five sold. In Wallingford seven were for sale, with five pending and three sold. Of these 25 homes, seven were new construction, built in 2000-2001.
